Bookings, Refunds, & Cancellations
- A booking is not confirmed until full payment has been received.
- Farm Passes – Dates can be changed subject to availability, (two weeks’ notice is required) but no refunds are available for cancelled bookings or no shows.
- Farm Activities & Events – The date cannot be changed as we cannot re-let, no refunds are available for cancelled bookings or no shows.
- Camping bookings – The date can be changed in advance (two weeks’ notice is required) but no refunds are available for cancelled bookings or no shows.
- Glamping & Cabins - No refund for cancellations as we cannot re-let.
- Damage – In case of damage or serious complaints from other visitors or neighbours, we may have to ask you to leave and bill you for the amount owed.
All Visitors – FAQ’s, Health & Safety & Important Information
- FARM DAY PASS - everyone (apart from under 2's) coming onto the farm must purchase a Farm Day Pass. (Free for Campers & Glampers)
- SEASONAL EVENTS & ACTIVITIES - can be purchased in addition to the Farm Day Pass (e.g., lamb feeding, egg collecting, Easter, Pumpkin Picking, Santa, trailer ride).
- CHECK IN – please check-in at the Farm Shop with your e-mail confirmation. You will receive a Car Park Pass, Wrist Bands, a Farm Map & Activity Book.
- FEEDING THE ANIMALS - Animal feed available on-line or at check in. Please do not touch the animals or put hands through fences – they can bite - and wash your hands before eating and drinking. Only feed animals the correct food please.
- DOGS WELCOME - Dogs are welcome. Please keep dogs on leads.
- FARM SHOP – The Farm Shop is stocked with meat, breads, cakes, milk, eggs, fruit, veg, soft and alcoholic drinks, camping items, ice-creams, and farm toys. You can pre-order food online for delivery or collection. Please purchase the meat from the farm, thank you. Supermarket deliveries and catering vans are not allowed.
- FARM CAFÉ - The Farm Café is open 8am – 5pm every day for coffee, cakes, light meals and sandwiches.
- JOLLY WAGGONER PUB – The pub is situated across from the entrance to the farm and is open from Tuesday to Sunday, from 12pm onwards. It is very popular, and we would always advise booking a table for food.
- PICNICING – Apologies, but picnics are not allowed anywhere on the farm due to biosecurity.
- CHILDREN & TEENAGERS – Please keep under adult supervision. You will be given a Health & Safety briefing but beware of electric fences, barbed wire, cattle grids, and trip hazards. Farms are dangerous places with vehicles, machinery, ponds, ditches & more. Never climb fences, bales, gates, or animal enclosures!
- PROPERTY - Church Farm accepts no responsibility for any injuries or property damaged whilst on the farm. Visitors enter the farm and leave their belongings entirely at their own risk.
- CAR PARK & DRIVING - When driving please keep to the speed limit (5mph). Please always supervise children, and take extreme care.
- FOOTPATHS - please keep to the footpaths and farm trails shown on the map. Never enter closed fields. Cattle (especially if you have a dog) can stampede people.
- PREGNANT - If you are pregnant, please avoid touching the animals and keep your distance especially from ewes and lambs.
Camping Health & Safety, FAQ’s & Important Information
Please ensure everyone in your party reads these guidelines before arrival.
- CHECK IN / OUT - Camping Check in between 12pm-6pm, Check out by 4pm. Cabins & Glamping from 2pm-6pm. Check out by 12pm. Please advise if you are arriving after 6pm. If the shop is closed, please call 07765 404 850.
- CHILDREN - Children and teenagers must be always supervised by an adult.
- UNDER 18’s – All under 18s booking must always be supervised by an adult.
- DOGS – Are welcome but please keep on a lead. Please don’t throw poop bags in the hedges. The farm shop, café, and pub are dog friendly. No extra charge for dogs :-)
- CAMPFIRES – Keep fires at least 6m from cars and tents. Pre-order a campfire package online (logs, firelighters, matches and kindling) or buy in the shop. Package includes fee to cover insurance, staff fire training, fire buckets for you, clearing the debris, and reseeding the ground. Extra logs are available in the Farm Shop. Please do not gather wood or cut down trees. 90% of woodland species live on dead wood!
- BBQs - The Shop has disposable BBQs, charcoal, fire lighters and matches, or prebook a large BBQ which includes grill, tongs, lighters & charcoal - delivered to your pitch. Keep a bucket of water nearby. Cook a safe distance from the tent. Please never leave your BBQ unattended.
- FIRE SAFETY - No smoking in or around cabins, tents, and straw. Tents must be pitched at least 6m apart. Never leave a fire unattended. Use a torch not a candle. Keep matches and lighters away from children. Store flammable liquids/gas away from tents/ cabins. Do not cook inside! Fire extinguishers and blankets are in the cabins & bell tents. Fire buckets are in the camping field. A major fire? Get everyone out straight away. Call the fire brigade (give postcode SG2 7AH). Call the farm number. This is only a guide take your own precautions and use common sense.
- STRAW BALES - Do not burn them! You can hire bales, but they must remain intact.
- NOISE & MUSIC – As a place for quiet family camping no amplified music is allowed. Sound travels and disturbs other campers and neighbours. Sometimes planes fly over to Luton – 15 miles away - depending on the wind direction.
- PRIVATE AREAS -We run an open pitch campsite so you can pitch where you wish. To guarantee a pitch near friends / family please book a Private roped off area at least 3 days before so we have time to set up for you. Large Private Area’s are suitable for up to 20 tents. Small Private Area’s are suitable for up to 10 tents.
- GROUP BOOKINGS - If you plan a large group, please contact us in advance to discuss booking a private section in the camping field and any special requirements.
- ACTIVITIES - Campers can enjoy unlimited free farm entry including Farm Trails, Miles of Walks, Woodland Play, and the Activities Book (normally £5.95 per person per day). Please collect on check-in. Other activities you can pre-book online.
- DAY VISITORS TO CAMP SITE - Day visitors can join you if they book a farm pass and check-in for their safety briefing, wrist bands, car park passes and a map.
- TOILETS & SHOWERS - Cold water sinks, field showers & compost loos are located close to the cabins, bell tents and in the camping fields. Only toilet paper should be put in a compost loo and covered with sawdust after use. Field showers can run slow if demand is high. Flushing toilets and two showers are at the farmyard. All taps supply drinkable spring water - bring a water carrier.
- RUBBISH & RECYCLING - We are a 'Leave no Trace' campsite. Please take your rubbish with you. Or we can collect, dispose of, and recycle for you. This service can be booked online or in the shop. On departure leave the yellow bags and we collect. We pay for our skip to be recycled.
- INSECTS & BUGS - Minimise impact: wear long-sleeved shirts / long trousers, use insect repellent, keep the tent / cabin shut, seal food, and avoid fragrances.
- CAMPERVANS - Small single-room campervans are welcome during the summer months at no extra cost. We do not accept large Winnebago’s or touring caravans.
- ELECTRIC - None of our fields are supplied with electricity.
- LONGER STAYS - Please contact us to discuss longer stays.
- GAZEBO’s & AWNINGS - You can bring a small gazebo or awning without charge.
- SEPTIC TANKS -Our sewage treatment is a natural digestion system and cannot accept chemicals. Please take waste with you if you bring your own chemical loo.
- WASHING FACILITIES – Mobile cold-water sinks. No washing machines though:)
- CARS ONSITE – Normally you can park next to your cabin or tent, however, in the wetter or winter times you may have to walk 5-10mins to your camping spot/cabin.
- PREGNANT? - The NHS specifically warns against contact with sheep during lambing season (Feb to May). So, keep clear of Sheep.
- FIREWORKS & SKY LANTERNS – Not allowed for safety and the protection of animals.
- PROBLEMS WHEN HERE - If you have any issues e.g., noise, please let us know at the time. Report in the shop or on out-of-hours number in your camping handbook.
Cabin Stays & Glamping Specific Information
Bell Tents are bookable from Thursday – Sunday priced for 2 nights but you can stay up to 4 nights for no extra charge. Cabins are a 2-night minimum package.
- LOCATIONS – Most of the cabins are in Beards Oak and Pits Wood, approx. 150m from the farmyard. Badgers and Foggage Cabin are more secluded and 500m. View cabin locations online. Beards Oak Cabins 6 & 8 face each other.
- CABIN CONTENTS? – Each has a double bed and wood burner. No running water or electricity. Bring bedding with you or upgrade to include bedding and glamping.
- BEDS IN CABINS - Cabins have one double bed. We can provide up to two camp beds for children on request. Please note on your booking if camp beds are required.
- WHAT TO BRING – Bedding and blankets to fit a double bed. Please bring a torch, a water container, and anything else you need for your own comfort.
- CAMP AROUND THE CABINS - There is space for a small tent by each cabin. Please contact us to discuss which cabins are best and remember to book in additional people. The tents need to be 6m apart from the cabin and each other.
- CABIN WOODBURNERS - Always use the safety guard. Once lit never leave unattended. Don’t leave flammable substances near / on the wood burner. Use the air inlet for complete combustion / less smoke. Leave a window open slightly.
- GLAMPING LOCATIONS - Our Bell Tents are in two locations at the farm. Pits Wood is closer to the main farm and animals, Squitmore Spring Wood is 5 minutes’ drive from the main farmyard. See our locations online.
- GLAMPING TOGETHER - If several of you are booking Bell Tents, please let us know and we can try to place you in tents next to one another.
- MOVING GLAMPED TENTS - Occasionally, we do move the tents to private areas although this will incur an additional charge. Please contact us to discuss.
- BEDS IN BELL TENTS - Packages are for up to two adults and three children. Tents are set up for four - one double bed and two single beds. If your booking is for five, please add a note when booking that you require an extra camp bed and crockery.
- EXTRA TENTS NEAR BELL TENTS - There is space for a small tent 6m away from some of the Bell Tents please do check with us and book in additional people.
- SMOKING - No, this is not permitted. There is a smoking area at the pub.
- DOGS - Dogs are welcome and can stay with you. Please keep dogs on leads and wipe their paws before they go into the cabin or bell tent.

You will also communicate and accept this agreement and responsibility for every person in your party under the age of 18 for whom you have parental responsibility or guardianship and any adult in your care.
